President Donald Trump said last week that he was “immediately taking steps to ban large institutional investors from buying more single-family homes” and “will be calling on Congress to codify” the proposal. His advisers need to show him why that’s a bad idea. Trump promised to “discuss this topic, including further housing and affordability proposals, and more, at my speech in Davos in two weeks.” So there is time to present clear arguments that should convince him to quietly drop the plan. Except buying up single family homes by outfits like Blackrock is part of the great reset where average citizens will own nothing and be happy. These actions by big capital help to run up the price of a family home beyond the means of a family.

#5 - I also find it troublesome to (if legal at all) ban private equity from owning single family homes, though the author does point out that such represents only a small percent of properties across America. But in answer to your question, I think taxation is the route to discourage investors from profiteering while competing against those who would actually live in the homes they buy. The tax codes could easily be written with graduated rates that might still allow small investors some limited opportunity for profit while not taxing at all those who live in the homes they buy and sell.

In Brookings, Oregon (near the California border), out-of-state investors have bought up to five homes at once. Not for housing their local residents, but to turn them in AirBnB's, without proper permits, and therefore they pay no Short Term Rental fees or taxes. Gotta stop this.

There are neighborhoods where if too many are rentals it's harder for banks to loan to an average buyer. I really don't know how many will be affording $3000/month rents when they're retired and basically on social security.
