A new law being seriously considered by lawmakers in New York City could strip landlords of the ability to perform criminal background checks on prospective tenants.
The legislation, known as the "Fair Chance for Housing Act", is set to go before the New York City Council’s Committee on Civil Rights on December 8th and is being backed by at least 30 of the council’s 51 members, New York Post reported.
In addition to being supported by a significant number of lawmakers, New York City Mayor Eric Adams has suggested he is open to working with lawmakers on the proposal.

Some years back I had an employee who owned several rental houses. The repair costs after people moved out pretty well wiped out any profit he made on the rent. He wanted to die a millionaire. I dont think he broke even. If he couldn't exclude known crooks it would have been far worse. Its no wonder there are so few rental properties around and what few there are cost like crazy.

You don't have a right to know if you're hiring a trustworthy person or not! Who do you think you are?
Criminals should have basic access to your stuff and what you've worked hard to achieve.

OUTRAGEOUS! A government proposing to prevent landlords from viewing these public records. To be enforceable such a law would have to apply to anyone who aids a landlord regarding such searches, including, if they exist, businesses that perform such searches on behalf of landlords.

This sounds like the same kind of thinking that caused the bank crash a while back. It was caused by not vetting borrowers due to “racism”. When borrowers couldn’t pay the loans back, the banks had a serious problem. In typical liberal fashion, proving the adage about what insanity is, the Left are doing the same thing preventing landlords from vetting tenants. It will have the same result, only worse. Landlords will sell their properties, the gov’t will take them over, and the property value will plummet. SOS, different year.

Another law protecting the criminal while removing protection for the victims of crime. Just think, the criminals do not have to gain access to the apartment building, they are already inside. This added to the catch and release policy will make NYC more of a living hell.

Over the years, I've known many people who owned rental properties, and to a person, they've all told me it isn't worth it. Every one eventually sold their rentals. One even told me, "all it takes is one bad tenant, and you want out of it."

So happily do I live here in Fly-Over country that I am not jealous in the least. But when the lame liberals decided to ruin America, they started the ruination on the east coast and on the west coast simultaneously. Liberals have had this campaign of hatred toward our founding since the close of the first world war. Cut to the chase? They despise God AND our founders--who while not particularly Christian, revered the God of the Bible. William Jefferson Clinton (#42), who is much adored by the left, did say that there are two governments in Washington. He further mentioned that of one of the two, he knew nothing. I think his wife know much about the ''other'' one.

Time to think about what New York could do to stop the people from leaving the city....this won't do it....it's time for all property owners to call it quits and leave for parts in the south....it's all about votes...the democrats will give the misfits anything to get their votes....ny husband and I owned several income properties in Chicago...it became I,possible to keep up with repairs and taxes...so...WE sold all the buildings and moved into a one family bungalow....in a good and safe neighborhood...and then came governmental busing...another step into making children pawns for their madness...

If landlords are prohibited from checking the criminal histories of prospective tenants, then they should refuse to rent any property to politicians and members of the City Council because you can just be sure that they are all criminals.

Maybe the landlords can resort to checking something a little more obvious, like appearance and usage of the English language, or what passes for English in New York.
The criminals already own the streets, the parks and the stores, why not the apartment buildings as well? Peacock Adams does not have a clue what havoc this policy would create.

Similar to some who have posted above, I have a friend whose company owns some 400 newly-constructed rental properties, including a substantial number of low-income housing units. A year ago, he reported that he was over $1 million in the hole by reason of the CDC's eviction moratorium on renters during the Covid crisis.

I can see landlords reviewing a prospective tenant's social media pages for an idea of just who they are, who their 'friends' are, and so on. Also, I just remembered a great technique for job interviews that applies to this situation. When a possible new renter completes the application and/or tour, make sure to walk them out to their car, and look inside the car to see how they live and take care of things. I admit it is not full proof, but it could be helpful. If they do not have a car, find a way to drop by their current house / apartment. 'Just happened to be in the neighborhood' excuse to see how they treat their current place.
I like the idea of a much larger deposit, and 3 or more months rent up front. It could assist with the deadbeat renters who manage to pay the first month's rent, even perhaps a deposit, and never pay another dime. In places like Kalifornia, where evil landlords {property owners) have few rights, I have read over and over how hard and expensive it is to evict people. So many judges will side with the 'poor' renter, and extend the time the deadbeats can occupy a property without paying anything before eviction. I did witness one Kalifornia landlord actually go to court and receive a judgment for unpaid rent. This landlord obtained the right to take funds out of the deadbeat's bank account. So, since the deadbeat did not always have funds in the account, the landlord would access the account at different times each month, and was able to obtain a fair amount of what was owed.

When I was a kid, my neighborhood ice cream store had a sign on the wall reading, "We reserve the right to refuse service to anyone".
